Terms applying to direct reservations with Do Padre

These terms apply to direct bookings made with Do Padre through www.do-padre.com, Wix Hotels, Lodgify, email or telephone. They form part of the accommodation contract between the guest and Christian Adam, operating as Do Padre.
Important
Bookings made through Airbnb, Booking.com or another third-party platform are additionally subject to the terms, payment conditions and cancellation rules displayed by that platform at the time of booking. Where platform rules validly govern a specific issue, they take precedence for that platform booking.
1. Operator and Accommodation
The accommodation provider is Christian Adam, operating as Do Padre, Largo da Igreja 7, 2350-052 Brogueira, Portugal, NIF 293859582, email info@do-padre.com, telephone +351 912 641 153.

2. Eligibility and Occupancy

Do Padre is an adults-only accommodation. All staying guests must be at least 18 years old.

The person making the booking must be at least 21 years old, have legal capacity to contract and be authorised to act for all guests included in the reservation.

Each apartment may accommodate no more than two registered guests.

The booking guest is responsible for ensuring that all accompanying guests and approved visitors comply with these terms and the House Rules.
3. Booking Formation
A direct booking becomes binding when both of the following have occurred:
-
the guest has received a booking confirmation from Do Padre; and
-
the full booking amount has been successfully paid and received.
For bank transfers, the reservation is not fully confirmed until cleared funds are received. Payment must be made by the deadline stated in the payment instructions. Do Padre may release dates that remain unpaid after that deadline.
The booking confirmation, these Booking Terms, the House Rules and any written special conditions together form the accommodation contract.
4. Prices and Cleaning Fee

Accommodation prices are quoted in euros.

A mandatory end-of-stay cleaning fee of EUR 25 is charged in addition to the accommodation price.

The final total displayed before payment will include the mandatory cleaning fee and any applicable taxes or charges known at that time.

Unless expressly stated otherwise, the price includes VAT where applicable, bed linen, towels and normal use of the shared pool.

Services not expressly included are chargeable only where agreed or permitted under these terms.
5. Payment

The full booking amount, including the cleaning fee, is payable at the time of booking.

Accepted payment methods are credit or debit card and bank transfer.
-
Card payments are administered through the payment functionality integrated into Lodgify and its connected payment-service provider.

The guest is responsible for any bank fees or currency-conversion charges applied by the guest’s bank or payment provider.

Do Padre issues invoices manually through Hostkit in accordance with the applicable Portuguese invoicing rules.
6. Minimum and Maximum Stay

The standard minimum stay is two nights.

From 1 June to 30 September, the minimum stay is three nights unless a different minimum is shown during booking.

The maximum stay under these standard terms is 90 days.

Stays of 28 nights or more are accepted only under separate written long-stay conditions. Those conditions may address utilities, cleaning, linen changes, deposits and cancellation terms.
7. Cancellation by the Guest

Cancellation timing is calculated from the scheduled check-in time of 15:00 local time in Portugal on the arrival date. A cancellation is effective when received by Do Padre in writing by email or through the relevant booking channel.

No refund is provided for a no-show.

No refund is provided for an early departure or unused nights after check-in.

Refunds are normally made to the original payment method. Bank, platform or card-provider charges that are not returned to Do Padre may be deducted only where permitted by law and clearly documented.
8. Booking Changes and Transfer to Another Guest

Changes to arrival or departure dates are not permitted under the standard booking once confirmed. A requested date change will be treated as a cancellation and new booking unless Do Padre expressly agrees otherwise in writing.

A booking may be transferred to another eligible adult with prior written notice and Do Padre’s approval. The replacement lead guest must meet the age and identification requirements and accept these terms.

The original booking guest remains responsible until the transfer has been confirmed in writing by Do Padre.
9. Check-in and Check-out

Standard check-in is from 15:00 to 20:00.

Later check-in is possible by prior arrangement and currently carries no additional fee.

Early check-in may be offered subject to availability and prior confirmation.

Check-out is no later than 11:00.
-
Late check-out may be offered subject to availability and prior confirmation and currently carries no additional fee.
-
Check-in may be completed personally or through a key box, as advised before arrival.
-
At departure, keys must be left inside the apartment or in the key box, as instructed.
10. Identification and Guest Registration
Guests must provide accurate identity and contact information and present valid identity documents where required. Do Padre may collect and transmit guest information to the competent Portuguese authorities in fulfilment of statutory accommodation-reporting obligations. Failure to provide required information may prevent or delay check-in.
11. Visitors and Use of the Property
Unregistered visitors are permitted only with the host’s prior approval. Approved visitors may use the pool only where this has been expressly agreed in advance. The registered guest remains responsible for visitors at all times. Overnight stays by unregistered persons and any use exceeding the maximum occupancy are prohibited.
The upper roof terrace and the private garden separated by a gate are private areas and are not accessible to guests or visitors.
12. House Rules
The House Rules published by Do Padre form an integral part of the booking contract. They cover quiet hours, smoking, pets, pool safety, private areas, energy use, waste, fire safety and guest conduct. Serious or repeated breaches may result in termination of the stay without refund, subject to applicable law.
13. Pool and Outdoor Facilities

The shared pool is available to registered guests of the Lisbon and Cairo Apartments from 08:00 to 22:00.

The pool is normally unheated. Heating may be available only by prior agreement.

There is no lifeguard. Guests use the pool and surrounding area responsibly and at their own risk, subject to Do Padre’s non-excludable legal duties.

Diving, jumping and running around the pool are prohibited. Glass containers are not permitted in the pool area.

The pool may be temporarily closed because of weather, maintenance, water quality, safety or circumstances beyond reasonable control. A temporary closure does not automatically create a right to compensation, without prejudice to mandatory consumer rights.
14. Damage, Keys and Excessive Consumption

Guests must report damage, breakage or safety concerns promptly in person, by WhatsApp or in writing.

The booking guest is responsible for damage caused by the guest, accompanying guests or approved visitors, except for normal wear and tear.

Loss of an apartment key may be charged at EUR 40. Loss of the electric-gate transponder may be charged at EUR 65. If both are lost, the total charge may be EUR 105.

Objectively excessive or abusive use of electricity or water may be charged to the guest where the additional cost is documented and the guest is given a reasonable explanation.

A safe is available. Do Padre is not responsible for lost, stolen or damaged personal property except where liability arises from Do Padre’s fault or cannot legally be excluded.
15. Access to the Apartment
Do Padre respects guest privacy. The host may enter an apartment without prior notice where immediate access is reasonably necessary because of danger, an emergency, suspected serious damage, a security concern or a legal requirement. Where practical, the guest will be informed before or as soon as possible after entry.
16. Cancellation or Change by Do Padre
If Do Padre cannot provide the booked accommodation because of serious damage, safety concerns, legal restrictions or another circumstance that makes performance impossible, Do Padre will contact the guest promptly and offer, where reasonably available, a suitable alternative or a refund of the amounts paid for the unavailable accommodation. This does not exclude any additional right that the guest has under mandatory law.
17. Force Majeure and Exceptional Circumstances
Requests arising from exceptional circumstances, including serious illness, natural disasters, transport disruption or official restrictions, are considered individually. Unless mandatory law provides otherwise, such circumstances do not automatically override the cancellation policy. Guests are encouraged to obtain suitable travel insurance.
18. Right of Withdrawal
The cancellation policy in section 7 applies.
19. Complaints and Dispute Resolution
Guests are encouraged to raise concerns promptly so that Do Padre has an opportunity to resolve them during the stay. Complaints may be sent to info@do-padre.com. Information on the Electronic Complaints Book and the competent consumer dispute-resolution entity is set out in the separate Complaints & Consumer Information page.
20. Applicable Law, Mandatory Rights and Language
These terms are governed by Portuguese law and directly applicable European Union law. Nothing in these terms limits a consumer right that cannot lawfully be excluded. The English version is the editorial reference version; mandatory Portuguese provisions prevail. Any court jurisdiction clause applies only to the extent permitted by consumer law.
21. Severability and Updates
If any provision is found invalid or unenforceable, the remaining provisions continue to apply. Do Padre may update these terms for future bookings. The version accepted at the time a booking becomes binding will govern that booking, unless a later change is required by law or expressly agreed with the guest.
